Who does the work
Work is done by independent local contractors. Pricing and availability are set by the contractor serving your area. The contractor decides whether they can take the job, when they can come out, and what the work costs.
Questions worth asking before you sign
- Is the plan based on a floor elevation survey, and can I keep a copy of the readings?
- How many piers, of what type, where, and to what depth? Why that number?
- Who pulls the city permit, and who provides the licensed engineer's foundation plans and structural letter that Fort Worth asks for? Are they in the price?
- If pipes under the house are repaired or rerouted, who pulls the plumbing permit and which licensed plumber does the work?
- What does the warranty cover, for how long, and can it pass to a buyer? Is there a fee?
- What happens to landscaping, flatwork and interior cracks after the lift, and who pays to fix them?
- What is the payment schedule? The Texas Attorney General advises against paying in full until the work is done and you have inspected it.
- Get the full price and start date in writing, with no blanks, and compare more than one written plan.

Scheduling questions
Who comes out to inspect?
A foundation contractor who works in your part of Tarrant County. They set the time with you, look the house over, take measurements and walk you through what they found.
Who sets the price?
The contractor, in a written plan you see before anything starts. The cost pages here list published price ranges with their sources, so you can judge whether a quote sits in the usual range.
Should I get a second opinion?
On a large job, yes. Line up two or more written plans, or pay a licensed professional engineer who doesn't sell repairs to evaluate the house independently.
What should I have ready?
Dated photos of the cracks with something for scale, a list of doors and windows that stick, the year the house was built, and any paperwork from earlier repairs.
